Driving Homebuyer Demand for Gentoo Homes
Gentoo Homes needed to reach more prospective buyers, increase enquiries and support plot sales while reducing reliance on property portals.
We combined targeted paid media with scalable, brand-consistent creative to build awareness and generate demand across its developments, delivering 40 contact form conversions and 5,853 website visits in September.
We think
Gentoo Homes needed to increase visibility, generate more enquiries and support plot sales across its developments, while strengthening brand awareness and reducing reliance on third-party property portals.
We developed an audience strategy that balanced local relevance with broader homebuyer intent. For individual developments, this meant combining tightly defined local prospecting with audiences showing signals around house hunting, home ownership, residential property and mortgages.
This gave us a framework that could reach buyers most likely to be geographically relevant, while expanding visibility among those actively considering their next move.

We do
We created a scalable creative and media approach that allowed Gentoo Homes to move from concept to campaign at pace.
Working within Gentoo Homes’ existing brand identity, we developed a new paid social creative route specifically for Meta.
Using Figma Buzz, we built a flexible master template that could be adapted efficiently across developments, messages and campaign requirements. This allowed large volumes of brand-consistent creative to be produced without starting from scratch each time.
Alongside this, paid activity was structured around distinct prospecting audiences and development-specific priorities, while search activity was continually refined through changes to messaging, search themes, placements and audience strategy.
The result was a repeatable model that allowed Gentoo Homes to respond quickly to changing sales priorities while maintaining a consistent brand presence.

We Measure
Our approach quickly translated into measurable improvements across Gentoo Homes’ residential developments, with performance assessed at both an overall account level and by individual development.
Across September, activity generated 40 contact form conversions and 5,853 website visits, giving us a strong base of performance data to identify where demand was building and where optimisation was required.
At the Churchfields development, changes to ad messaging and search themes helped increase conversions by 60% month on month, alongside a 53% increase in brochure downloads. This gave us a clear indication that both direct enquiries and earlier-stage purchase consideration were strengthening.
At the Cottier Grange development, conversions increased 150% month on month, while brochure downloads also remained strong, making it one of Gentoo Homes’ highest-volume developments for both active enquiries and expressions of interest.
By measuring performance at development level, we were able to identify where activity should be scaled, where messaging needed to change and where additional tactics such as remarketing could help convert existing interest into future enquiries.
This created a continuous feedback loop between media, audience targeting and creative, allowing Gentoo Homes to respond to demand more effectively while supporting both immediate plot sales and longer-term brand growth.
